TYPES OF BREAKS OFFERED
Property offered to let on a weekly basis, Saturday to Saturday. We offer short breaks off-peak only (3 night weekends – Friday to Monday or 4 night midweeks – Monday to Friday). Arrival time on start of break is from 5pm and time of leaving on day of departure is by 10am.

A 30% deposit of the total hire charge is required to secure your booking. The remaining balance is payable no later than six weeks prior to commencement of the holiday. If you are booking within six weeks of the start of your holiday, payment in full is required.
A good housekeeping deposit of £250.00 is also payable no later than 2 weeks prior to your stay; this is returned to you once our cleaners have checked the property for damages.
CANCELLATIONS
By yourselves
If for any reason you have to cancel your holiday, please note that if the cancellation is received more than six weeks before the start of your holiday, you will be liable for the deposit cost but if you cancel within six weeks of the holiday you will be liable for the whole cost. We will endeavour, in any event, to re-let the property and if successful we will make a full refund less an administration charge of £25. It is important that cancellations are notified to us as soon as possible by phone followed by written confirmation.
We recommend our guests to take out their own cancellation insurance with a reputable company, making sure that all your requirements are met. You should ensure that you bring your policy document with you on holiday.
It is your responsibility to make sure that any insurance cover you purchase is suitable for your needs and that of your party.
By us
If we cancel your booking or we are prevented from providing the accommodation you have booked, you may choose to: (i) transfer your booking to a later date free of any administration charges, subject to availability – you will have to pay any difference in price if the cost of the new booking is higher or be reimbursed the difference if the cost of the new booking is lower. Or (ii) obtain a refund of the amount already paid by you for the booking, free of any administration charges.
EQUIPMENT
Our property is furnished and equipped to cater for the stated permitted occupancy. Domestic equipment includes washer drier, dishwasher, range cooker, 2 x fridges, freezer, television and DVD player and Wi-fi (BT Halo).
LINEN
All properties are supplied with pillows, duvets, bed linen and towels. Please supply your own tea-towels.
PETS
We welcome 2 pets at the property – please inform us at the time of booking.
CLEANING
All properties are cleaned thoroughly between each let. However it is a condition of your let that you leave the property as you found it, clean and tidy.
Major breakages should be reported as soon as possible and paid for.
SMOKING
Smoking is strictly not allowed inside the property.
PRIVACY
We take your personal information, for two purposes. Firstly, to process your enquiry or booking and, secondly, to provide you with relevant information. It will not be passed on to any third party.
COMPLAINTS
It is most important to us that our guests enjoy their holiday and every effort has been made to ensure this. However, in the unlikely event of dissatisfaction, please contact us immediately so that the opportunity to rectify the problem is given.
TERMS & CONDITIONS
The accommodation is rented for the purpose of holiday lettings only. Accordingly, you agree and accept that you are not offered any rights to the accommodation other than the right to occupy the accommodation as holiday accommodation for the period of your booking. No booking of any kind is an ‘Assured Shorthold Tenancy’ or protected under the Protection from Eviction Act 1977, or any similar legislation that applies in England and/or Scotland.
Our booking services with you is solely available for your personal, non-commercial use only unless otherwise agreed with us. You may not offer for resale any booking services.
I agree that the subject will be used as a holiday accommodation and for no other purpose whatsoever and I will vacate them at termination date without prior warning or process of law.
I agree that the number of people occupying the accommodation must not exceed the number for which beds are stated to be provided in the description. If extra guests are found to be staying in the property, a charge of £100 pppn will be applied. I also agree that the facilities of the Byrness House are only for use by guests.
I agree that I am responsible for leaving the house clean and tidy and undamaged for the next guests, and that I will pay for any damage or breakages at their replacement value. I agree to leave the hired premises secure if left unoccupied during the period of the let.
I agree that no responsibility is accepted by the landlords for any accident or mishap to persons or property while engaged in any activity there from, or for any illness or injury arising from any cause whatsoever.
I agree that, in the event of cancellation not covered by the insurance, every effort will be made to re-let, but if a substitute guest cannot be found, I am responsible for the period of the reserved tenancy. If a substitute tenant can be found, I am still liable for a £25 administration charge.
